Most bedrooms on the list (4) and the lowest HOA ($288). The historic charm is a real differentiator in Condado — the arched windows and original tile from 1936 are the kind of thing you can't replicate. Balcony with ocean views is a strong plus. We might need to confirm timing on the generator installation.

Remodeled penthouse with spectacular outdoor terrace and panoramic city views. Four spacious bedrooms, 2.5 bathrooms. Smooth ceilings with recessed lighting, new windows, new A/C units. Private terrace ideal for entertaining.
Best price-per-sqft of any penthouse-category option in the shortlist at $432/sqft. 2,834 sqft is a lot of space for the money in Condado, and the private outdoor terrace is genuinely rare at this price level. The tradeoff is that city views mean no direct ocean view from the living areas — this is an urban Condado feel, not a beachfront feel. If that works for you, the combination of space, terrace, and price is hard to beat. Only flag: parking wasn't confirmed in the listing, so I'll verify if it appeals to you.
Le Rivage Condominium · Condado, San Juan PR 00907
Waterfront residence at Le Rivage Condominium overlooking Condado Lagoon. Every bedroom has a lagoon view, two with en-suite bathrooms. 1,458 sqft interior. Building offers full power generator, water cistern, gated community with guard, heated pool.
Sharing this one for transparency, but I don't recommend the building. It's right next to the Condado Lagoon and historically gets impacted by flooding — the MLS itself lists it in Flood Zone AE. The layout and lagoon views are appealing, but the flood exposure is a real long-term concern for insurance, resale, and peace of mind.

This remodeled 2,120 sqft residence features high ceilings, abundant natural light, expansive living/dining, and large fully equipped kitchen. Ashford Avenue at the corner of Washington Street — next to St. John's and Robinson School.
Just hit the market. Strong layout at 2,120 sqft, 3BR/3BA, and Casa del Valle is genuinely a boutique building with only 16 units total. The Ashford/Washington corner is a prime walking-distance location. Only 1 parking space is the main tradeoff.

Good option if you want Ashford Avenue address with real ocean views from a high floor. The corner position and private balcony give you the kind of vantage point that's hard to find at this price point in Condado. Four bedrooms gives you flexibility — convertible layout means you can configure it to your needs. Full-service building with generator and cistern. At $1,400,000 it's not the cheapest on this list, but the building quality and location justify it.

You've told me you're not looking for an investment property, and I'm including this one specifically because it could be a smart optional play. Lowest price ($574,900) and lowest HOA ($225) on the entire list, and it comes with an established short-term rental business already booked through spring 2026 — seller can hand over the operation. If you ever wanted to turn a Condado property into income, this is the cleanest existing setup. Same caveat as Marseilles/Laguna Terrace: lagoon-adjacent means flood zone exposure.
